Dubai’s luxury real estate market continues to soar, with a newly sold six-bedroom villa on Jumeira Bay Island setting a fresh record at Dh330 million.
The landmark transaction, facilitated by Dubai Sotheby’s International Realty, cements the island’s status as the ultimate address for ultra-high-net-worth buyers.
The transaction was managed by Sotheby’s Associate Directors Regan Faulkner and Ioana Armeanu, who represented the seller.
Jumeira Bay villa
Spanning 26,895 square feet, the villa is perched on one of only three exclusive plots at the tip of the island. It is the sole residence among them to enjoy uninterrupted views of the Burj Khalifa and Downtown Dubai skyline.
The architectural marvel is encased in full-height glass walls, allowing for seamless indoor-outdoor living. With soaring 13-metre-high ceilings and finishes crafted from exquisite materials such as Taj Mahal Quartzite, Patagonian marble, and walnut wood veneer, the villa exudes elegance and exclusivity.
Beyond its opulent interiors, the home features a beachfront infinity pool and a private stretch of white-sand beach, offering the ultimate retreat within one of Dubai’s most sought-after locations.
On the Jumeira Bay sale, George Azar, CEO and Chairman of Dubai Sotheby’s International Realty, remarked, “Dh330 million is more than just a figure—it’s a statement. The demand for properties of this calibre marks a shift where provenance and exclusivity hold more value than ever. In this segment, we don’t just set records—we shape the market.”
The latest sale surpasses the previous record of Dh240.5 million, set in June 2024 – also by Dubai Sotheby’s International Realty – highlighting the growing demand for high-end, limited-supply waterfront properties.
Demand for ultra-luxury homes
Dubai’s super-prime property sector has seen unprecedented momentum in 2025. In January, an Emirates Hills villa was sold for Dh425 million, underlining the increasing appetite for exclusive homes in the city.
“Jumeira Bay Island remains the most coveted address in Dubai, with just 128 plots, and its desirability only continues to grow,” said Regan Faulkner, Associate Director at Dubai Sotheby’s International Realty. “With uninterrupted views, a prime beachfront position, and total exclusivity, it is one of the rarest opportunities on the market.”
“The demand for bespoke, one-of-a-kind residences here has never been stronger,” said Armeanu. “It was a privilege to represent such an incredible property and connect our client with the perfect buyer.”
