Dubai’s JLT to welcome new Kitchen by Spinneys at Sweid One
70-dish global menu meets skyline views and landscaped terrace

DUBAI: A new addition is set to reshape the culinary landscape of Jumeirah Lake Towers (JLT) as The Kitchen by Spinneys prepares to open its doors at Sweid One, a premier office development in Dubai.
The concept, already a hit in Dubai Mall and Dubai Creek Harbour, will mark its third UAE location and its first in one of the city’s most business-driven and densely populated neighbourhoods.
Sweid & Sweid, the international real estate developer behind Sweid One, confirmed the announcement as part of its broader strategy to enhance tenant experience through integrated lifestyle offerings. With over 25,000 companies and tens of thousands of residents, JLT has evolved into one of Dubai’s most dynamic urban districts – making it a natural choice for Spinneys’ fast-growing standalone food hall concept.
Culinary destination
Covering 5,500 square feet, The Kitchen by Spinneys at Sweid One will offer both indoor seating and an outdoor landscaped terrace, providing a relaxed setting with panoramic views of the JLT skyline. The space is inspired by acclaimed international formats such as Erewhon in California and The Peacock Kitchen in Seoul, positioning it as more than just a place to eat – it’s designed to become a local landmark.

The venue will house a smoothie bar, bakery counter, sushi bar, and multiple live cooking stations. With a menu of over 70 dishes reflecting global cuisines, the food hall focuses on combining premium ingredients with convenience and ambience. Every dish on the menu will also be available for takeaway, catering to professionals and residents looking for quick but high-quality dining options.
Strategic expansion
Sunil Kumar, CEO of Spinneys, noted the importance of this new opening as part of the company’s strategic expansion in the UAE’s competitive food services sector. “Seeing the high-growth market opportunity presented by the food service market in the UAE, we are thrilled to further expand our food offering with the third outlet of The Kitchen by Spinneys concept,” he said.
He added that the brand continues to focus on quality ingredients and culinary innovation—values that have remained at the heart of Spinneys’ evolution since it launched its first grocery store in Dubai in 1961. Today, the retailer operates 80 stores across the UAE, Oman and Saudi Arabia, including 11 outlets under operational agreements like Waitrose.
The company has become synonymous with premium food retailing in the region, appealing to both expatriates and locals with a commitment to freshness, variety, and global food trends. The Kitchen by Spinneys builds on this foundation, offering a space where customers can explore world cuisines in a setting that matches their lifestyle.
Urban lifestyle
For Sweid & Sweid, securing The Kitchen by Spinneys is part of a wider strategy to elevate Sweid One beyond the traditional concept of an office building. “The addition of The Kitchen by Spinneys at Sweid One introduces a new kind of destination to the district: a local landmark that bridges the gap between quality dining and everyday accessibility,” said Maher Sweid, Managing Partner at Sweid & Sweid.
The real estate developer, known for its Grade-A commercial and residential projects, has built a global reputation for delivering purpose-built, internationally standard properties. Tenants across its portfolio include global brands such as Visa, Oracle, Redbull, SAP, Tesco, and GlaxoSmithKline.
Sweid One is expected to reach completion by late 2026 and is being designed as more than a business address – it’s positioned as a holistic workplace environment where tenants benefit from integrated services and curated amenities. The Kitchen by Spinneys will play a key role in this vision, enhancing the everyday experience for those who live and work in the area.
The opening also highlights JLT’s growing status as a lifestyle-driven neighbourhood. With its strategic location, increasing residential population, and expanding infrastructure, the community is fast becoming a go-to hub for new culinary and retail ventures.
